The lifespan of a roof depends on several factors:

Traditional asphalt shingle roofs typically last between 20-25 years. Slate, tile, metal, and copper roofs can last up to 50 years. 

At first glance, you can see common roofing issues such as:

• Missing or loose shingles
• Sagging
• Exposed nail heads
• Cracked or curled shingles
• Shingle granules or debris in your gutters
• Dark or stained areas
• Water stains inside of the home
• Exposed roof components that look out of place
• Damaged or missing flashing
• Rotted or moldy wood

The cost of a roof depends on its size and shape, the type of materials used, and the price of labor in your area. Chimneys, skylights, disposals, etc. also affect the overall cost as well. 

Typically a single-family home's roof (walkable) can be replaced in 1 to 2 days. 

• Flashing around the base is cracked, missing, or rusted
• Watermarks on your walls and/or ceiling near the chimney
• Cracked or deteriorated mortar joints
• Spalling bricks (broken or chipped bricks)
• Cracked or melted crown
